	*Does Anderson Croft offer free valuations?*
	Absolutely! Today so much information is freely available that most people already have a good idea how much they are likely to get for their home. In todays property market we find that potential sellers are looking for more, so Anderson Croft have taken the “Free Valuation “ one stage further. As part of our service, when you instruct Anderson Croft to sell your property, you receive a comprehensive valuation report prepared by Hometrack. This gives you exceptional market information which is used by the major lending sources and property professionals. It gives insight to local market activity and pricing that has been prepared by an authoritative arbitrary source and that isn’t influenced by an individual Estate Agents’ view. The Hometrack report also serves as a discussion document for us both to arrive at the right marketing figure to achieve a sale.
	*What does the fee cover?*
	We email you a comprehensive valuation report prepared by Hometrack. The Report is prepared by an accredited source and based on your Town and Area and will give you valuable assistance in pricing and market activity. We conduct a home visit where we take unlimited photographs of your property, and create virtual tours. We measure every room and create a floor plan. We create your property website showing the property details, virtual tour, floor plan and local map. We prepare electronic printable details which are inserted into your website so that prospective buyers can download your full property details. We upload your property to top property portals and over 150 property websites including Right Move, Propertyfinder and Prime Location. We upload your property to the Newspaper portals including Fish4homes covering the Oxford Times and Property News We erect a unique For Sale Board which enables prospective buyers to receive details about your property on their mobile phone We email and send sms text messages of all properties to our extensive Buyer Database. We arrange all viewings and record all viewing feedback in the customer area. We negotiate all offers received and liaise with respective parties throughout the sale. We set you up with a unique customer log in so that you can be updated on the progress of your sale from beginning to completion, from the comfort of your own PC.
	*Where are your offices?*
	Our sales and marketing suite is located in the Oxford Science Park which provides easy access to both Oxford City Center and the Ring Road. From here we can service the Oxfordshire area plus giving our cleints free and easy parking when they visit.

	It is impossible for us to advertise every property we have available every week. We also upload to Newspaper websites such as fish4homes and this way your property is virtually advertised with the local Newspaper every day until sold.
	*What other forms of marketing can you offer?*
	We can offer any additional marketing or specific advertising that you like and are happy to negotiate costs with the publications or service providers of your choice.
	*How do you notify potential buyers about my property?*
	Our customers are sellers and potential buyers alike. As a result we have a firm commitment to all potential buyers to let them know as soon as a property becomes available. To this end our applicant database matching and mailing is second to none. As soon as a property becomes available it is matched to our applicant database. The applicant is notified by email and sent your property details, they can be sent SMS text massages to their mobile phone or contacted by telephone. As each new applicant is added to the database they are matched to suitable properties ensuring that no opportunity is missed.
	*How do you present my property to buyers?*
	Your property will be showcased on our website and all the property portals and websites to which we subscribe. Every property (where possible) will have virtual tours and floor plans and include a slideshow of digital photographs and a local map. The property brochures are fully downloadable and can be available to buyers on their own PC in seconds.
	*Does Anderson Croft do accompanied viewings?*
	Viewings are an important part of the home buying process and a memeber of the team will accompany viewings whenever possible.
	*What about viewing feedback and more importantly offers?*
	We follow up all viewings within 24hours with a view to generating an offer. We give you the viewing feedback as it comes, good, bad, or indifferent, but hopefully with an offer.
	*Does Anderson Croft keep me informed about the progress of my sale?*
	We believe in total transparency and have invested in an online tracking area which only you can access. This enables you to look at the progress of your sale at any time of the day or night from the comfort of your own PC. You can see how many visits your property has received, how many people have downloaded a virtual tour, requested details, viewings, and also access your viewing feedback. It’s like having your own property file open in real time so you can see at a glance what we are doing to sell your home. This doesn’t replace our conversations with you, and we will review the sale of your property regularly on a basis we can agree when you instruct us to sell your home. We don’t shirk the difficult calls either - if things aren’t going as they should, we will analyse the problem, discuss the best course of action with you and then implement the relevant solution.
