taken the “Free Valuation “ one stage further.
As part of our service, when you instruct Anderson Croft to sell
your property, you receive a comprehensive valuation report prepared
by Hometrack. This gives you exceptional market information which
is used by the major lending sources and property professionals.
It gives insight to local market activity and pricing that has been
prepared by an authoritative arbitrary source and that isn’t
influenced by an individual Estate Agents’ view. The Hometrack
report also serves as a discussion document for us both to arrive
at the right marketing figure to achieve a sale. |

What does the fee cover? |

- We email you a comprehensive valuation report prepared
by Hometrack. The Report is prepared by an accredited source and
based on your Town and Area and will give you valuable assistance
in pricing and market activity.
- We conduct a home visit where we take unlimited
photographs of your property, and create virtual tours.
- We measure every room and create a floor plan.
- We create your property website showing the property
details, virtual tour, floor plan and local map.
- We prepare electronic printable details which are
inserted into your website so that prospective buyers can download
your full property details.
- We upload your property to top property portals
and over 150 property websites including Right Move, Propertyfinder
and Prime Location.
- We upload your property to the Newspaper portals
including Fish4homes covering the Oxford Times and Property News
- We erect a unique For Sale Board which enables
prospective buyers to receive details about your property on their
mobile phone
- We email and send sms text messages of all properties
to our extensive Buyer Database.
- We arrange all viewings and record all viewing

Viewings are an important part of the home buying
process and a memeber of the team will accompany viewings whenever

We follow up all viewings within 24hours with a
view to generating an offer. We give you the viewing feedback as it
comes, good, bad, or indifferent, but hopefully with an offer. |

in an online tracking area which only you can access. This enables
you to look at the progress of your sale at any time of the day or
night from the comfort of your own PC. You can see how many visits
your property has received, how many people have downloaded a virtual
tour, requested details, viewings, and also access your viewing feedback.
It’s like having your own property file open in real time so
you can see at a glance what we are doing to sell your home. This
doesn’t replace our conversations with you, and we will review
the sale of your property regularly on a basis we can agree when you
